Cantera Development
This 650-acre multi-use development reclaimed an abandoned gravel quarry. Some of the earthwork variables included managing more than 500,000 cubic yards of non-structural material, placing more than 1 million cubic yards of structural material, reclaiming more than 300,000 cubic yards of saturated silt, disposing 200,000 cubic yards of buried concrete. Other site conditions included dealing with existing fill depths of more than 40 feet, site preloading, undercutting, lime stabilization, excavating and lining a 20-acre lake with geomembrane, and establishing soil importation program. Highlights included moving more than 2 million cubic yards of earthwork, constructing more than 10 miles of roadway and an Illinois State Toll Highway Authority interchange, planting and maintaining more than 20 acres of wetland, using electroshock technologies to relocate fish into new ponds, and acquiring and demolishing existing residences and on-site structures. |

Brewster Creek Business Park
This 670-acre redevelopment of a former aggregate mine into a light industrial and office building complex. V3 performed all site civil and transportation design activities, as well as managed all infrastructure construction within the business park, including monitoring and testing 6.2 million cubic yards of material as part of the mass earthwork. Other noteworthy construction management activities included oversight of sanitary and storm sewer installation, lift station construction, water main installation and roadway construction. |

Prairie Stone
This 778-acre office, business and research/manufacturing park is home to Sears, Roebuck and Co.’s 200-acre campus headquarters. Designed to incorporate a native prairie environment, careful attention was paid to grading, landscaping and maintaining an 80-acre wetland preserve. V3 also provided design and construction phase services for the parkway, a 1½-mile, four-lane boulevard through the development, and provided assistance for infrastructure planning and site specific improvements such as the four-lane Columbine Bridge. Design and construction management activities covered mass grading 355 acres, more than 3 miles of roadway (including a four-lane railroad bridge), more than 8500 lineal feet of sanitary sewers and more than 14,000 lineal feet of water main. |

Lincoln Mall Redevelopment
A multi-faceted revitalization project of an aging 37-acre regional shopping mall, 40% of the existing mall was demolished and replaced by 500,000-square-feet of free-standing retail space while the majority of the mall remained open. V3 addressed environmental issues tied to historical operations and underground storage tanks and provided wetland delineation and permitting, infrastructure engineering, construction services, survey and site engineering services. Through the integration of design and construction management services, V3 created a fast track approach to the earthwork management, traffic staging and construction phasing in order to achieve project completion dates while maintaining access and utility service to the ongoing mall operations. |

Medical Facility Site Design & Delivery
Grading and pad delivery were required for this medical facility in late fall and winter, creating complicated weather conditions that resulted in soil stabilization techniques being employed to meet scheduled dates. Utility installations were completed with earthwork to improve site balancing by incorporating sewer spoils into the overall site balance. Following pad delivery, V3 coordinated closely with the building contractor to maintain efficiencies, adequate staging areas, and ultimately achieve completion of the parking lot and site infrastructure. The site construction portion of the project was completed in three months at a cost of $2 million. |

Commissioners Park
V3 served as both the general and earthwork contractor for the development of an 80-acre site into a multi-functional sports complex. The sports complex consists of 11 playing fields, an in-line skate rink, asphalt parking lots and paths, and a concrete plaza with pre-fabricated restroom facility. The scope of work also included the construction of detention basins, the installation of underground utilities, an irrigation system for the entire site, sports field and parking lot lighting, site furnishings, and complete landscaping improvements. The project was substantially completed within five months, bringing it in ahead of schedule. |

Community Park West Phase II
This $4.5 million contract involved the construction of a park facility on 52 acres. Park amenities included baseball diamonds, a fenced dog park, a playground and two shelters a 224-space parking lot and a 3000-foot walking path. V3 also constructed two detention ponds and installed the water main, sanitary sewer, storm sewer and irrigation systems. The ball fields were constructed with a full underdrain system and the placement of 1600-cubic-yards of infield ball mix. The weather window for seeding controlled the project schedule, which V3 completed on time despite the contract being let six weeks later than originally planned. The presence of an access road to a local business that needed to remain open at all times during construction complicated the project. Another unique project challenge involved successfully meeting the schedule while dealing with the impact of a 100-year flood event that occurred during construction. |
