We provided site development and survey services for an 18.9-acre redevelopment within an existing business park at the northeast corner of Golf Road and Apollo Drive. The existing 11-story building was redeveloped and two additional four-story parking decks were added on top of at grade parking.

Permitting Strategy Assistance
Extensive permitting was required through the Metropolitan Water Reclamation District of Greater Chicago and Rolling Meadows due to the complicated storm water design and significant improvements to the original design that previously caused flooding in the building.
Storm & Sanitary Sewer Design
Our proposed storm water management plan included replacement of the restrictor structure to meet higher allowable flows, replacement of existing 36-inch storm sewer to a larger size with positive slopes, providing additional storage in existing detention pond by excavating corners, and adding an underground detention vault.
Flood Protection
To provide additional flood protection to the building, a creative solution was implemented to temporarily drain down the pond before a large storm event through a stormwater lift station.
Utilities
Detailed utility relocation was required in addition to close coordination with the design team due to the front entrance being lowered 10 feet.
