Spring Hill Mall Redevelopment

  • The mall redevelopment included demolition of a two-story, abandoned 134,148 square foot JC Penney retail store and 51,215 square feet of existing mall space to accommodate a new Cinemark eight-screen movie theater, outdoor plaza, exterior facing retail and four restaurant building pads.

  • Challenges for the Client included modifying existing anchor tenant agreements due to changes in retail area and parking count.

  • One tenant required that Client upgrade all of its onsite ADA parking and pedestrian routes to its new standards, which exceeds both federal and state guidelines. To assist, V3 was onsite to identify all ADA shortcomings and provided plans specifically for ADA improvements.

  • ComEd required a new secondary electrical feed to the mall for redundancy.  In the interest of time, V3 designed the electrical reroute.  Due to concerns with an anchor tenant, the new routing went around its property instead of through it.

  • Because Rouse Properties is based in New York, V3 led the entitlement and permitting process through both West Dundee and Carpentersville. V3 coordinated all permits and approvals needed so that the theater could open in time for the release of a major motion picture.
