Brownfield Remediation at Pine Lake Avenue & Truesdell Avenue
V3 Companies provided comprehensive environmental due diligence, remediation, and regulatory closure services for the redevelopment of a legacy heavy industrial site into retail space. Phase II investigations revealed chlorinated solvent impacts to soil and groundwater, along with heavy metals, petroleum contaminants, and polycyclic aromatic hydrocarbons across the site.
Following property acquisition, V3 delivered Phase III services, including site remediation program enrollment, remedial investigations, design and specification of remediation strategies, contractor oversight, and Indiana Brownfields IDEM reporting. To address solvent impacts and potential vapor intrusion risks, V3 implemented enhanced reductive dechlorination using Zero Valent Iron and ABC®.
Additionally, V3 designed and oversaw the installation of an actively vented sub-slab vapor barrier beneath the new retail structure to further mitigate vapor intrusion risks. The project also involved coordinating and verifying the remediation contractor’s work, managing contaminated soil, restoring remedial excavations, and ensuring site worker safety.
