The property was a mass-graded lot with a shared detention pond designed under an old stormwater ordinance and the need for additional stormwater detention was identified during the feasibility analysis.

Stormwater & Draining Improvements
During final engineering a combination of underground chamber, permeable pavers, and existing pond expansion was utilized to meet the latest stormwater requirements.

Grading Design & Earthwork Analysis
The orientation of the proposed building required unique grading solutions to reduce the amount of retaining walls necessary.

Plan Reviews
The site plan also required several updates to meet the Village’s requests for views, code compliance, and fire access.

Permitting Assistance
Our team reduced the volume of underground detention, retaining wall heights, and permitting timeframe.
