Stream Data Centers Campus Development
Designed to support approximately 2 million square feet of data center space across three buildings, this 35-acre campus provides scalable infrastructure for future technology needs. We delivered comprehensive civil engineering, land surveying, wetland, and landscape architecture services while navigating complex entitlement processes and developing a masterplan that enables phased construction and integrates critical utilities.
Key Contributions:
Entitlements & Annexation
We guided the project through annexation and rezoning with Elk Grove Village, preparing preliminary engineering, landscape plans, and plats of subdivision and annexation to secure all necessary approvals.
Parcel Consolidation
We consolidated 56 individual parcels and rights-of-way into a single parcel, then subdivided it into four parcels for future development. This process was executed in multiple phases to align with the client’s aggressive schedule.
Campus Master Planning
We collaborated with the project team to design a masterplan addressing zoning, stormwater management, and utility infrastructure, ensuring flexibility for phased building construction.
Utility Coordination
We worked closely with ComEd to integrate an electrical substation into the campus plan, providing drainage design and allocating space for critical power infrastructure.
Stormwater Management
We developed solutions to meet Metropolitan Water Reclamation District requirements and mitigate onsite floodplain impacts through open-bottom detention vaults that provide both rate and volume control.
Roadway & Access
We coordinated with the Cook County Highway Department on site access, utility connections, and stormwater discharge to ensure seamless integration with the adjacent roadway network.
