Designed to capture the charm and walkability of historic neighborhoods, Cottages on May creates a timeless sense of place on the edge of downtown Southern Pines. The vision was to establish a community that feels authentically Southern Pines, blending pedestrian-friendly design with naturalized streetscapes and preserved longleaf pines. We partnered with the client and Town officials to develop planning and design standards that define the neighborhood’s distinctive character while delivering amenities that foster connection and outdoor living.

KEY CONTRIBUTIONS:

Planning & Design Standards
We collaborated closely with Town officials to establish project-specific standards that guide the community’s layout and architectural character, ensuring a cohesive and authentic design.

Neighborhood Layout
We designed a traditional neighborhood plan featuring rear-loaded alleys, gravel walking paths, and naturalized streetscapes to minimize impervious surfaces and enhance the landscape.

Community Amenities
We incorporated spaces that encourage social interaction and outdoor living, including a clubhouse, amenity pool, event lawn for gatherings and outdoor movies, children’s play area, and outdoor terraces.

Preservation of Natural Features
We preserved mature longleaf pine trees throughout the site and integrated individually designed homes to create a sense of history and permanence—evoking neighborhoods built a century ago.
