Morganton Park South

Pine Ridge at Morganton Park South was envisioned as a dynamic mixed-use destination that combines retail, dining, office space, and multi-family living in the heart of Southern Pines. Anchored by a Target shopping center and complemented by 500,000 square feet of additional commercial space and up to 650 apartment units, the development is connected by a one-mile parkway built through a public-private partnership. We were engaged to create a unique PUD zoning district and lead multiple phases of planning, design, and construction to bring this vision to life.
KEY CONTRIBUTIONS:
Stakeholder Coordination & Master Planning
We worked closely with Town officials, planning staff, and the developer to establish flexible zoning that supports a vibrant, mixed-use community. Our master planning efforts positioned the +100-acre site as a central hub linking US Highway 15/501 and Morganton Road, creating a strong spine for future growth.
Landscape Architecture & Design
We provided planning and landscape architecture services that define the character of the development, including design standards for an 80-foot-wide linear park along the central parkway. This green corridor enhances connectivity and creates inviting spaces for residents and visitors.
