Prior to finalizing the purchase of 160 acres of land for residential development, AV Homes hired our team to conduct a thorough investigation of the planning controls to understand the risks related to timing, costs, and approvals. This review—along with municipal staff meetings—revealed uncertainty regarding the future development allowances, which may have resulted in the client being unable to develop the land for its intended purpose. We recommended that the client postpone its purchase until development regulations were finalized, helping them make an informed decision.
