Expanding an Icon with Pinehurst Sandmines

When one of the world’s top golf resorts builds a new course for the first time in 30 years, contributing to that effort is a major honor. Discover how our team led the way for Pinehurst Sandmines: a rustic getaway alongside Pinehurst No. 10.  

The best gets even better

Pinehurst Resort is the preeminent American golf destination. Home to nine iconic courses that regularly host top tournaments such as the USGA’s Men’s and Women’s US Opens, Pinehurst is regarded as “The Home of American Golf,” making it a bucket list resort for any fan of the game.

Not content to rest on their laurels, the Resort launched an expansion to their golf course offerings for the first time in three decades, opening Pinehurst No. 10 in 2024. Built atop a rolling landscape formed by former mining dunes, the course was designed by famed golf architect Tom Doak and quickly gained industry acclaim, named “Best New Course in 2024” by Sports Illustrated.  

No. 10 would be the first of two new courses in a development called Pinehurst Sandmines. This 900-acre site is one of the largest areas in the entire resort, opening opportunities for luxury amenities such as a high-end pro shop, restaurant, and lodging, as well as the future No. 11 course, being designed by Coore & Crenshaw and scheduled to open in Fall 2027.

Creating unique experiences for golf clientele is Pinehurst’s specialty, so while construction for No. 10 was underway, the Resort enlisted our team to plan an immersive getaway unlike any other.

Creating immersive experiences

V3 is a repeat Pinehurst partner. After successfully helping launch the Resort’s first on-course lodging with The Cottages at No. 8, we were thrilled to take on the next challenge of bringing a new golf experience into the world.

We led master planning, entitlement, and construction for the lodging and pro shop in this ambitious project. Because course construction was already underway, we hit the ground running, obtaining the proper permitting and collaborating with the golf architecture team to interweave the supporting amenities throughout the intricate design.

Pinehurst Sandmines was conceived as a laid back, wooded environment hinting at its historical mining roots. Unlike The Cottages at No. 8, which exude a refined aesthetic, the Sandmines’ buildings took on a rustic farmhouse feel, creating a completely different atmosphere for repeat Resort guests.

Providing everything golfers need within the Pinehurst boarders was another major goal, so our team meticulously planned all the moving parts of the average stay, deciphering the best ways to greet guests, get them to and from course, and so on. This attention to detail ensured the Sandmines would have the best placement for parking, pathways, and all amenity buildings.

Supporting a legacy

Creating a relaxed environment isn’t always easy. Our team overcame several project challenges, from working with the ACWR railroad to get proper main entrance signage to coordinating with the Town of Aberdeen on roadway construction.

But the biggest constraint was time. Not only did we have a mere 18 months to get the pro shop up and running, but construction had to accommodate the open golf course, ensuring the guest experience was not disturbed.

Despite the tight schedule, Pinehurst Sandmines Station 21 celebrated its grand opening in October 2025. With its rustic design highlighting the beauty of the site’s rolling hills and towering pines, Pinehurst’s latest expansion is sure to become a fan favorite.
